HOA & Community Association Pricing
What association work actually costs in Central Texas
Real ranges, not a call for a quote. Every band below reflects insured crews, disposal fees and the photo packet your file needs. Final pricing follows a site walk or a clear set of photos.
Price ranges by scope
Forced cut on a single violation lot
$336 to $1,121
48 to 72 hours from approval
One neglected lot brought back to compliance: mow, string trim, edge, blow down the hard surfaces and haul everything off. You get a dated before and after set for the file.
Portfolio route, three or more lots
$266 to $826 per lot
Scheduled inside the cure window
Batch your violation list into one route and the per lot price drops. Managers with several communities usually run these on a standing weekly cadence.
Heavy vegetation and brush abatement
$708 to $4,130
Two to five business days
Chest high growth, volunteer saplings, briar and fence line overgrowth. Priced by acreage, access and how much material has to leave the property.
Heavy brush and cedar clearing
$1,003 to $4,956 per acre
Scoped after a site walk
Dense understory removal, juniper thinning and a cleared band around structures, greenbelt edges and shared amenity buildings.
Sightline, sidewalk and curb clearance
$212 to $708
48 hours
Corner sightlines, blocked walks and overgrown curbs cleared so the association is not carrying a safety exposure while a homeowner dispute drags on.
Storm debris and limb removal
$472 to $2,832
Priority dispatch after a storm
Downed limbs, split trunks and blown debris cleared from common areas and rights of way, with everything hauled to a licensed disposal site.
Recurring common area maintenance
From $378 per visit
Fixed weekly or biweekly route
Entrances, medians, pocket parks and detention ponds on a locked in schedule and a flat monthly invoice.
Included in every price
- Disposal and landfill fees
- Commercial general liability and workers compensation coverage
- Time stamped before and after photo documentation for each lot
- A written scope you can attach to the violation file
- Cleanup of walks, curbs and gutters before the crew leaves
Residents who are low income seniors, disabled or veterans are cured free through our relief program instead of being billed. Yard Reboot Project, Inc. is a 501(c)(3) public charity, and profitable association work funds those free cleanups.
